The Client & Challenge
Key Group’s relationship with M&S has grown through multiple successful projects over several years. At the Bradford Distribution Centre, Key had just completed new office and working space when, during a site walk, the client asked whether the team could also deliver an extension to the warehouse.
This new phase required Key to take full ownership of design and construction, managing technical detail and coordination within a live operational environment.

Our Approach
Delivered as a design and build project, Key managed every stage from initial surveys and investigations through to construction completion.
Working alongside the architect, structural designer and engineer, Key oversaw all design activity and ensured a smooth transition from planning to build. Account Manager Will Booth led the process, coordinating technical input and maintaining clear communication throughout.
By acting as both consultant and delivery partner, Key provided M&S with a single, integrated route from concept to completion.

Delivery in Detail
The project involved full site preparation including excavation, piling and foundations, followed by installation of floor slabs, roofing and wall cladding. Drainage, flashings and guttering were completed to ensure durability and performance.
Internal works included rerouting of data and electrical cables, installation of new lighting and power systems, wall fans, and extensions to existing sprinkler, ADT and CCTV systems. New personnel doors, ramps and barriers were also installed to support operational safety and access.
All construction took place within a segregated area, allowing the distribution centre to remain fully operational throughout.
