A Complex Environment, Delivered at Pace
Marks & Spencer required a full refurbishment of its Brent Cross Foodhall to align with its modern brand and sustainability commitments. The existing space presented significant constraints. An asbestos ceiling restricted access and upgrades, while shopping centre requirements prohibited fixing to the structural soffit.
At the same time, two trading floors above remained operational, placing strict limits on disruption. With programme and budget fixed, the challenge was to deliver a complete transformation within a 12-week closure while maintaining safe, uninterrupted trading above.

A Smarter Approach
Key Group approached the project as a coordinated design and engineering solution.
A new sub-grid system enabled full services integration without impacting the structural soffit, resolving a key constraint while improving long-term access and maintenance. The retail layout was reconfigured to enhance customer flow and product visibility, supported by improved signage and the introduction of digital kiosks and self-checkout systems.
A phased delivery strategy, including overnight working and a 24-hour programme, ensured progress without compromising safety or quality.

The project required:
The project combined strip-out, structural spray coating and installation of a new sub-grid to support upgraded building services.
Lighting and energy systems were replaced, and the retail environment was reconfigured to improve circulation and usability. Digital infrastructure was introduced to support faster, more efficient transactions.
Close coordination with M&S teams and centre management ensured seamless integration of fire and life safety systems within the wider store environment.

Sustainability
Sustainability was embedded throughout delivery. LED lighting and energy-efficient systems reduced consumption, while recycled and low-impact materials supported responsible sourcing. A structured waste strategy maximised recycling during demolition, contributing to M&S Plan A objectives.

The refurbished Foodhall is now a modern, high-performing retail environment aligned with M&S brand standards.
Customer satisfaction improved following reopening, energy usage reduced, and sales increased within three months. Streamlined layouts and upgraded checkout systems have enhanced the overall customer experience.
